Rental property schedules

Investment properties are one of the most common sources of errors in tax returns. We prepare the rental property schedule for each property, separate repairs from capital improvements, apportion interest where a loan has mixed purposes, and arrange depreciation using a quantity surveyor's report where you have one. Tax planning, not just tax compliance

The best time to reduce tax is before 30 June, not after. For business owners and investors we review your expected result in the last quarter of the financial year and look at the timing of income and expenses, asset purchases, super contributions, trust distributions and the structure you trade through. ATO correspondence and reviews

A letter from the ATO can be stressful, but most can be resolved quickly with the right response. As your registered agent we can deal with the ATO on your behalf: answering questions about your return, responding to reviews and audits, arranging payment plans, requesting remission of penalties or interest where appropriate, and lodging any overdue returns to bring you up to date.

When your return is due – and how a tax agent helps

If you lodge your own 2026 tax return, it is due by 31 October 2026. When 31 October falls on a weekend, as it does this year, the ATO accepts self-lodged returns on the next business day.

Registered tax agents have a lodgment program that allows later due dates for clients on their client list. Under the ATO's 2026–27 program, many individuals and trusts have until 15 May 2027, with a concessional date of 5 June 2027 if any tax owing is also paid by then. Some clients have earlier dates – for example, individuals and trusts whose latest return produced a tax liability of $20,000 or more are due by 31 March 2027.

The catch: to be covered by the lodgment program, you need to be added to our client list by 31 October 2026. The ATO has confirmed this cut-off does not move to the next business day, even though it falls on a weekend. If you have prior-year returns outstanding at 30 June 2026, those must be lodged by 31 October 2026 as well, otherwise your 2026 return is due on 31 October. Frequently asked questions

When is my 2026 tax return due?

If you lodge your own return, it is due by 31 October 2026, and because that date falls on a weekend this year the ATO accepts self-lodged returns on the next business day. If you use a registered tax agent, you may have until 15 May 2027 or later under the agent lodgment program, provided you are on the agent's client list by 31 October 2026.

Do I get more time if I use a tax agent?

Usually, yes. Registered tax agents have a lodgment program with later due dates. Many individuals and trusts have until 15 May 2027 for their 2026 return. Some have earlier dates, such as people whose last return showed a tax liability of $20,000 or more, and anyone with returns outstanding at 30 June 2026. You must be added to our client list by 31 October 2026 to be covered.

I have several years of tax returns outstanding. Can you help?

Yes. We regularly help people catch up on overdue returns. We gather your income information from the ATO, work out deductions from the records you have, and lodge the returns in order. If prior-year returns are lodged by 31 October 2026, your 2026 return can still receive our lodgment program due date. We can also deal with the ATO about any penalties or payment arrangements.

Can you prepare returns for my company and family trust?

Yes. We prepare company and trust returns along with the financial statements, trustee resolutions and the individual returns of the people who receive distributions. Keeping the whole group with one adviser means distributions, loans and dividends are planned together rather than discovered after the fact, which reduces errors and makes tax planning far more effective.

What do I need to bring for a rental property schedule?

Bring your rental statements from the property manager, loan statements showing interest, council and water rates, insurance, invoices for repairs and maintenance, and any depreciation schedule. If you bought or sold during the year, include the settlement statements. We separate repairs from improvements and make sure your claims match the records the ATO expects you to keep.
